The refurbishment of an historic estate in Chelsea. Four existing blocks stripped back to walls, floors and staircases before being remodelled to offer new family homes. At the same time, all other existing homes are being fully refurbished. An enhanced public realm will create a new focal point for the estate and significantly increase biodiversity.
The Sutton Dwellings, Chelsea has offered social rented homes in the heart of some of Europe's most expensive real estate for over a century. Built in 1913, the estate is undergoing a major refurbishment. We are working with local residents to transform the original homes, celebrating the architectural quality of the estate whilst bringing the homes up to a modern standard. A wholly new public realm with much improved green spaces will help give the estate another century of valuable service.
Four blocks are being completely remodelled. The original 181 homes, many of them bedsits and all of them falling well short of modern standards, will become 89 1, 2 and 3 bedroomed properties. Lifts and balconies will be introduced. A ground source heat pump will provide heat and hot water.
The remaining homes across the estate are being refurbished with new windows, roofs, door entry systems, lift upgrades and new kitchens and bathrooms.
The public realm will be reshaped, to create a new green space at the heart of the estate. We are introducing informal play provision and new planting specifically designed to encourage residents to play a stewardship role (with horticultural apprenticeships created to help with that).
The objective is to retain as much of the heritage and quality as possible whilst giving these wonderful homes another century of useful life. The first new homes will be ready in summer 2024 whilst the refurbishment of the existing properties will continue until later that year.
Clarion is working hard to advance sustainable initiatives within our homes. As part of this, ground source heat pumps have been installed in blocks A-D to provide sustainable energy as well as a cost saving to our residents.
