Internal Fit-out

Status: in progress

Now the building is properly weather tight, we can begin the exciting stage of the first fit. This is the name given to the early stages of home modelling where all the behind-the-scenes magic happens. It’s at this time that all the electrics and plumbing is completed in preparation for the decorators to follow.

This milestone includes

Lime Plaster wall Insulation

Start May 2023Expected to end July 2023

The Woodfibre and lime plaster are designed and tested to allow solid walls to stay dry while offering modern levels of insulation.

First Fix - Plumbing and Electrics

Start March 2023Expected to end July 2023

We’ll begin the first fix by installing all the interior wiring and plumbing. Our team of plumbers will carefully install the building's nervous system starting with the conduits and cables.

First Fix - Dry Lining, Partition walls

Start April 2023Expected to end July 2023

Now that the internal wiring has been laid, our team of plasterers will begin to install the partitions and other internal structures.

Balcony SFS installation

Start July 2023Expected to end August 2023

Now it's time to install the Steel Framing Solution (SFS) which provides a carrier for insulation and the exterior cladding for the properties' balconies.

Lifts installation

Start August 2023Expected to end September 2023

Albury House is the first block to have the lifts installed and the lobby area is starting to take shape.

Plastering and Mist Coat

Start October 2023Expected to end October 2023

Once the internal partitions are up, our team will continue with the plasterwork before completing the first coats of paint, in the trade this is referred to as the mist coat.

Kitchen Installation

Start October 2023Expected to end November 2023

Now we have the internal walls and partitions completed, it’s time to install the kitchen units and appliances.

Second Fix - Carpentry, Plumbing and Electrics

Start October 2023Expected to end January 2024

During the first fix, our team installed essentials like pipes and cables, but now it’s time to fit the sockets and sinks. The second fix is a more detailed process, with higher standards of finish and it’s a truly transformational phase.

Flooring

Start May 2024Expected to end June 2024

With the kitchens installed, the units are already looking like home, but they’ll be even cosier once we’ve installed the floor coverings.

Pre-decoration Snagging

Start December 2023Expected to end March 2024

Snagging is the process of identifying small faults that need to be rectified. A snagging inspector will look for anything broken or damaged during the construction process, review how well fixtures and fittings have been installed, and check the quality of the building. Anything that needs to be fixed will be marked to be improved.

Decoration

Start March 2024Expected to end May 2024

With all the internal and external work complete, it is time to let the painters and decorators work their magic.

Water and Power On

Start April 2024Expected to end May 2024

Now the build is almost over, it’s time to bring the building back to life by reconnecting the services.
